You have to be willing to get your hands dirty by either rehabbing, remodeling or restructuring (i.e. adding a room to a property with plenty of square footage to get higher rents) the property and then deciding if you want to play the LTR, MTR or STR game.Best wishes.

If that policy were instituted in my state, I would restructure my leases thusly: Annual rent is X. 

Lenders need to be more flexible (late payments, delay payments, restructure terms, etc.), then landlords would be able to assist with this a bit easier.

My husband and I are currently working on a flip, but are going to be restructuring our plan moving forward to focus on small multifamily buy-and-hold properties.

But it needs to stop quickly then save the cashflow to pay a property off or restructure if the person is fortunate enough to have appreciation. 

Most of his information restructured he acquired from other people.The reality is that almost less than 1 or 2 people actually use any of his programs to make money. 

The catch is you may need to restructure a number of things in your life in order to optimize the results.  

I created an Excel spreadsheet and list out all the one-time expenses (set up new WY LLC, restructure existing LLCs, state filing fees, registered agent fees, warranty deed costs to transfer properties into new LLCs, etc.)   

@Keetaek Hong Sedona is aggressively pushing to have the state STR law repealed or greatly restructured.
