I even had one trigger just from heat (not humidity) in a vacant second floor unit in the middle of the summer.My solution has been to ensure those conditions are not created in these spaces, whether than means opening a window in the basement and using a box fan in the summer, or cracking open leeward windows on the second floor (in a manner to prevent water intrusion during heavy rain) on opposite ends of the building to create a bit of airflow in the summer.Lastly, I'll throw this out there in the category of "trust, but verify" - are you absolutely sure this is not tenant caused? 

I know some people are really anti-HOA, and I am not a fan myself, but it makes scheduling lawn care or relying on a tenant one last thing to worry about.

I had the back splash re-done in the kitchen, light replaced in kitchen, epoxy the countertop, painted the entire inside,  replaced the doors/hinges/handles, replaced the carpets to the stairs/2 bedrooms, replaced all ceiling lights and ceiling fan, replaced the water heater (old one was way out of date, also had my brother help me with that since he is in hvac), kitchen sink/faucet, bathroom mirrors, resurfaced the bath tub.

I'm not a fan of using my primary residence or retirement accounts for business or consumption items.

I’m a fan of harvesting the equity to scale up.

.- my family can use it and if the $hit ever hits the fan, we have a place to escape to.This definitely is not a home run purchase.
