But generally there's such strong demand for rentals here and add to that Covid refugees fleeing higher density cities like New York, New Jersey and Miami will be renters, at least in the short to mid term. 

It is indeed one of those "best-kept secret" locations not yet swarmed by developers, speculators, and New York refugees. 

I know people investing in refugee housing and are doing very well. 

And the Cali Govt is worried, that's why there has been talk of an 'exit tax' for years now....And sorry TX fans, but Florida and AZ are the top 2 states receiving these 'refugees' from Cali :-)CA lost a House Seat and Electoral College votes and is experiencing population drop for the first time in modern history.

I have been made extremely aware in the last year and a half, with our business's increasing focus in refugee resettlement, that there's absolutely nothing wrong with Pittsburgh's heart.

We had tons of refugees coming in from Africa with 7-10 kids and no where for large families to rent.

The list goes on and on.It was miserable in the beginning, but that's the life of a refugee trying to survive.

@Omar Ruiz I keep hearing that - lots of economic refugees from some of the well to do folks in harder hit countries.

Charleston is world class.. people literally from all over the world.Portlandia gets a lot of out of area buyers as well. refugee's from LA and SF... and a lot of mid western folks looking for better weather.

We won't be seeing the roads clogged with economic refugees, not this week, anyway.Treat it as you would any troubled market.
