With new builds, the key is proactive systems:HOA coordination → designate one point of contact and keep a running log of approvals/issues.Warranty tracking → set up a calendar for all builder warranty deadlines so nothing slips.Tenant onboarding → educate them on what’s covered under warranty vs. what’s their responsibility.Owner updates → monthly status reports so they don’t feel in the dark.It’s less about fixing things and more about managing communication and expectations on all sides.How have you seen HOAs handle responsiveness in your area?

@Rodria Mays - I got my license in between purchasing my first and second investment properties - and I did it at the time almost exclusively because I wanted to get paid as my own buyer's agent (also for education and greater access / tools).
