the condensers we get from acwholesalers are pre-charged & the last 2ton unit was $668 but I see they are running around $717 now.But you also need the correctly sized/corresponding 'Evap Coil' $198 plus the line set.

The tenants did not replace the furnace filters as per the tenant contract, so I had to have the AC coils cleaned.

This means if you spent $3000 on routine maintenance items (HVAC coil cleaning, freon charging, filter replacement, tree pruning and trimming, lawn mowing...), but $4000 on other miscellaneous repairs and improvement, your total amount is $7000 which exceeds the $6000 for SHST. 

Over the the last season  of years, I have had to replace leaking evaporator coils in Goodman several units that were less than 3 years old. 

Sometimes you can see it on wiring and A/C coils.

Mini splits have a warmer coil so they don't wring as much moisture out of the air.

The backs are solid 1/2" ply, not 1/4" with nailer strips like many.

It is imperative that you make sure tenets do not put hooks in the ceiling or make alterations to the ceiling that would cut the heating coil.

I've always seen wood fastened to concrete with a T-nailer, but lately I've seen furring strips and other wood fastened to concrete with round head nails.

I then pin all the joints between panels with a brad nailer and caulk them too.
