I currently work as a bartender/server at The Melting Pot in downtown Spokane, WA.

Unless all of your competition is providing this and it is essentially a defacto requirement in your area in order to rent a unit, there's just too many things that can cause problems (legally and otherwise).From a technical perspective, I do networking and server administration for a living and I would be complaining as well especially as I'm assuming your lease doesn't say "internet is for school related usage only." 

In New York, the landlord cannot legally hand deliver or serve his/her own tenants; this must be done by a process server whom is not a party to the contract being breached. 

Working with a remote CPA who has experience in real estate is better than working with a local CPA who does not serve real estate investors.

The camera alone is north of 4 grand and they have monthly hosting fees for hosting the spaces on their server.

She hands out Jesus pens to every server she encounters.

For DFW it comes as some txt files you download from a server as well as a reading key for how to make sense of all the numbers and letters. 

If you really really need it, its a lot better to set up your own VPN using a virtual private server (such as via Amazon AWS) and freeware VPN client like OpenVPN. 

If one of them is stupid enough to give their name to the process server they will be added as a defendant and named (and have an eviction in their name).  

They work for far more that $20/hr and are not paid like servers who rely on tips for their services.
