I actually called him when we were setting up a precursor to our current fund to get some advice on this because we wanted our LPs to be able to invest with their IRA funds and not be subject to constraints like they would if they invested individually.

To answer your questions:1) My structure is 30/70 (LP/GP) (yes - it's flipped in my favor) with 6% pref or 50/50 no pref 2) I don't charge a refinance fee, (and typically I don't charge an asset management fee) nor do I buy out my LPs when I refinance.

This will stimulate growth & expansion of those businesses, but have trickle down effects to certain niches of commercial real estate (Retail & Office Spaces)- Prices, DOM & Absorption rates continue to soar at a rate which substantially outpaces inflation, causing a broader recession in the RE markets within the next 24 months.

The reason they're so low is because the Federal Reserve is attempting to stimulate the economy, as the economy is weak (and Corona is not to blame - the economy has been pumped up for years).
