I lost my job due to the coronavirus and have just been making improvements on my house to fill time.

I have talked to multiple apartment owners, some that have owned for 15+ and 20+ years in Champaign and they have told me this past year is the highest vacancy they have ever had (this may be from coronavirus... but I think it's from overbuilding more than anything).

Currently with coronavirus the PM and I have decided it's fine to not increase rent (I'm curious is anyone else doing this?

But with the coronavirus, that also seems like a risky strategy.

Actually, most companies would have to pay big fines for this, if the authorities did their work.As for real estate, in my opinion there is an obvious bubble, but the pace at which real estate prices adjust is slow, so I would expect a delayed reaction to the coronavirus economic crisis, due to the own nature of real estate.

With the whole coronavirus thing, I’m very happy with my current model.

Another one who had been weaseling toward paying mid month even before coronavirus hit, says she'll pay by mid month, and I think she will. 

The low inventory created by coronavirus allowed me to sell at a price that wasnt close to achievable 3 months ago, and it allowed me to increase my cash cushion in case my income drops off a cliff.however I am also putting in an offer this week on another property.
