I think it would be of benefit to our entire community to find a detailed description of a recent flip, complete with numbers, pictures, and more, here in our real estate success stories forum.Lastly, It's my belief from the tone of your post that you intend to follow the letter of our terms of use but perhaps not the spirit of the community here.

My goal is to refinance all three properties under one loan, while using the equity from the combined properties to purchase a fourth multifamily complex at the lake of the ozarks that I have found and meets my financial goals.I am struggling to find a lender that will participate in my plan, (I have spoken with three) most have given some type of reason why they can't participate... 1. geographically the properties are not in their territory or one is and the other isn't (KC is approximately 3.5 hours away from lake of the ozarks)2.

I came across a wholesaler/rehabber in Texas who has made the following pitch; Description: Under market value fixer upper 4 beds 2 bath, 1078 sqft, lot size: .13 acres, yearly taxes: $1,200.00, estimated insurance: $750.00, estimated repairs: 30K; central hvac, flooring, update kitchen/bath, roof, interior/exterior finish.Price: $49,000 CashARV: 109-115KExit Strategy: Owner Finance with 30K repairs: 5k down, $1,095.00 monthly P/I, 30 year amortization, 10% interest, Price: 109kRent with 30K in repairs: $1,095.00 with section 8, no need to chase the monthly payment, Housing Authority pays direct deposit to your account.He is recommending a cash purchase but also has a lender who does rehab loans.
