The challenge here is coordinating work and inspections without disrupting the tenant too much.In my experience, the smoothest BRRRRs are when you inherit a tenant but already have a clear plan, either to let the lease end naturally or negotiate an early exit.

Wholesaling is one of the hardest activities that I can think of.A) You have to find people who are in distress or a property in distress.B) You have to convince said person to sell the property to less than it is worthC) You have to convince another person to purchase the contract from youD) You have to coordinate between the seller and buyer a date to visit the property to do due diligenceE) You have to explain to a title company what you are doing and how you should get paidIf you are good and can build systems, it can be a lucrative way to make money.

Good wholesalers that do things the right way are hard to find, and the fact that you’ve got TC experience probably makes you easier to work with.We buy a lot of our fix and flips through wholesalers in MA, NH, and ME, honestly we find it easier than going direct to seller—which I know runs contrary to what a lot of investors preach.Appreciate you joining the community and looking forward to learning from what you’ve seen in the trenches (and in all those files you’re coordinating).

Some options to consider:Local property management companies – Even if you're not using them for full management, some offer à la carte inspections.Third-party inspection services – Companies like zInspector or RentCheck let you coordinate remote or in-person inspections with detailed reports.Handyman or maintenance tech – If you have a trusted handyman, having them do a quarterly walkthrough (checking for leaks, wear and tear, filter changes, etc.) can be very effective and affordable.Whichever route you choose, having regular eyes on the property can really help catch issues before they become expensive problems.
