Here’s what happened.The Timeline:Apr 25: Five families with 9 adults, 4 children and 2 infants checked into one of our properties.Evening of Apr 26: They reported seeing a mouse.Apr 27: They checked out and immediately requested a full refund for $1370.This home is newly built in 2023, and this was the first-ever pest sighting reported.

Based on what is in the One Beautiful Bill working its way through Congress:The federal government would get out of the S8 business and instead provide state-administered block grants, allowing states to set their own eligibility rules and benefit levels.The budget for these block grants would be slashed by around 40% from current levels.Able-bodied adults without disabilities would be limited to two years of assistance.If this passes as is, I'd expect local governments to guarantee a smaller portion of the rent as they try to spread their money out over more people.

And as a female entrepreneur, I’m especially interested in hearing how others have managed building a portfolio while juggling a household, a full-time job, and everything in between.

i do know one female investor in beach areas of Orange County that sometimes chooses to add ADU on her flips and does well, but she is not hands off and is selective where she adds the ADUs.
