So, although it may not be a scam, it may be just that everyone needs a job, and theirs is teaching a somewhat mundane and simple class.

The homes are titled under 5 or 6 LLCs but insured under a single policy since its all common ownership.

He has made a lot of grandiose predictions over the years that have not materialized: such as the "hallucinations" issue with AI being solved by now which it hasn't, and predicted that blue collar jobs would be totally gone by now, and that we'd have self-driving cars by 2019 etc. 

Over time it can, but you need a job to get a mortgage to buy a rental and most rentals will not make you rich quick.
