There is generally nothing wrong with an unlicensed paying for information (contrary to what some licensed brokers may tell you, because they abide by different rules relating to brokers) but be careful on the extent of their involvement in the deal.

You want to be careful not to overleverage.

Frankly, I don't care which way it goes.  

In addition, since this is a relationship-based business, I also recommend only lending locally to those you’ve personally met and gotten to know against homes you've physically walked through.
