My broker is associated with "Movement Mortgage" and I decided to talk with them and use them to try to get my pre-approval to purchase my first property.

I had a realtor friend helping me, but little to no movement has been done. 

That discount as well as the vintage of the loans insulates the fund, in a sense, from fluctuation in market rates rising and falling.There is a correlation to investor desired returns and prevailing market interest rates and returns however in general the closer you are to market returns via market interest the more sensitive the investment would be to rate movement.  

With 10 of the 20 richest counties in that nation in my market (And that doesnt even include DC itself since its not in a county) I expect continued upward movement in prices.

One other really key item would be for them to be held dual signatory - no movement of funds is allowed without the signatures of both you and the QI.  

It seems high Seattle prices are pushing movement southward to Tacoma.

Not sure if the cracks are from poor install or that the house is built on sand so maybe a bit more movement. 

The lathe is not securely fastened to the structure, potential moisture  problems, foundation movement, etc.  

Then, I guess I would try to talk to tenants and find out any pains they may have and then upon solving these problems and gaining some good will, get in and get new leases signed with some upward rent movement.

Solve the movement issue first.
