Those that focus on building up equity in one property, don't see that their equity is actually cash lying dormant.

With a defaulted borrower being sued, it would be unlikely you could get the necessary signatures to accomplish that.I suggest you work with your custodian to see if they can put your IRA into a "dormant" mode and reduce your annual fees.  

Now my somewhat dormant interest in RE investing is back with a vengeance, fueled with an influx with a few tens of thousands of dollars, I've been reading like crazy, attending local REIA meetings and researching the market in my area.

Not sure about notes that are dormant that long.ONe of my old RE colleagues actually has a company that does this.but they buy credit card judgments..
