In the end, I think if you combine this loving impulse with proper documentation and "fair but firm" terms, you could turn out okay.

He is very impulsive and doesn't do any due diligence when it comes to becoming knowledgeable about what he's getting himself into. 

With that said, please don't make any impulsive decisions when it comes to real estate.

Long story short, I have 45k I am looking to invest and I'm eager to learn and gain experience but am not willing to make an impulse decision putting it in a riskier situation than is necessary. 

You'll be a wiser person for it in the future, and will be able to help others when they talk about getting their real estate license, and when you see someone else being impulsive about something in their life.
