Agents who are slow to follow up end up losing business, even if they are knowledgeable or experienced.

Legal compliance gaps Cleveland LAIC, lead paint laws, rental registration, city violations, inspection requirements, miss one and face fines.Emergency repairs at 2 AM Plumbing overflow from 2nd floor, burst pipes, no heat in winter, electrical failures require immediate local response you can't provide.Rent collection issues Hard to enforce late fees or pursue eviction without local presence and knowledge of Cleveland courts.Tenant manipulation Tenants know you're remote; some exploit this with fake emergency claims or delayed payments.Contractor reliability Can't verify if work was done, done correctly, or if quoted prices are inflated for "absentee landlords."

Note more sophisticated value adds can do better than rehabs (I had one once that cost nothing to add ~$200k and my initial protege achieved about $500k value add for $0 (just knowledge on better use of the property)).- maintenance/cap ex seem far too low for 5 units.  

I would never have obtained the knowledge to do that myself.

I do not have first hand knowledge of those particular companies but every national company in the STR space has either burned myself, a client of mine, or has burned someone on this very forum. 

I was not privy to any background knowledge of either tenant.
