This is my experience.I would say, set a LLC, but you need to be more than 1 person or else limited liability could be defeated by a judge in case of litigation.

I find some realtors don't want to be bothered putting in much effort until the existing tenant is fully out of the house, but that defeats the whole purpose of getting notice, and not only loses rent money but also invites vandalism and other issues.Thanks in advance to this great community!

think about it.if you can make NOW, .15 on each dollar you invest in real estate - that's CASH FLOW...now...with the current dollar at a MUCH HIGHER value than it will be 25, even 10 years from now.put it in an IRA and you MIGHT earn .15 cents (15%) for every dollar you invest (unlikely)...WITH ABSOLUTELY NO CONTROL OVER THE INVESTMENT...and remember IRA's are for RETIREMENT...if you draw on it, that's defeating the purpose.

Yeah thats what I mentioned below in my current loan scenario (to do a sub2).The land contract will be less advantageous for you because a LC is considered a purchase within the first 12 months from the date when it was signed which means you'll need a down payment (defeats purposes of no money down).

You're missing a very important point in the process, and by using a HML you defeat the real benefits of this system.B = Buy with CASHR = Rehab with CASHR = RentR = Refinance (at 75% of your ARV)R = Repeat.
