A 4th factor are the pictures and the marketing (a lot of which is done by merely being on the MLS)If you are getting/had showings that generally means that price, location, and pictures/marketing are doing their job to get people in.

In my hypothetical example I'm not saying 4 years is a long time or a short time to recoup the expense, just merely stating that there will be some time to recoup the expense until you hit breakeven.
