The areas by the Gulf have some high insurance premiums that are capping the prices... so not just mortgage rates.It would be interesting to see the distribution of the national numbers on new home starts, if they are clustered in TX.Anyway, I think perhaps with that much general "movement," the housing market in TX (its a massive state anyway), isn't entirely frozen like other markets.

Christopher Brown,Financing for QSR really isn't frozen in most cases IF you are talking parent corporation backed by thousands of locations with strong credit and discloses financials.If borrower is weak for liquidity and net worth combined with a weak tenant that is a small franchisee that is almost impossible to fund right now.I have some lenders that might look at low LTV for QSR medium franchisee but borrower has to make like 500k or more a year from their job or business and give a personal guarantee on the loan.

Hi Karma,I am not saying owner finance with nothing down can't be done.I will say that it was much more prevalent in 2009,2010 when commercial markets were frozen and people couldn't sell because they didn't know where the bottom was.
