The answer is never: a cash flow property in the hood.That does not mean CoC is irrelevant, I'm just a fan of a balanced approach that includes also other financial metrics and soft considerations like neighborhood desirability.

There is a ceiling fan installed, but I am not sure that won't disuade most of the air from moving right past the drop ceiling via the gap, which will almost certanly create moisture issues over the long term.
