Any experienced realtors in the Angel Fire/Red River/Taos NM area?
I am considering investing here. Shoot me a PM.

I was looking at a cabin in Red River. It doesn't have a septic system, but merely a tank that has to be emptied. No thanks.
I discovered somewhat of what Emilie relays. I visited with a very knowledgeable realtor in Red River and she admitted that it is hard to find quality people to keep your place, "because the state of NM tends to pay people not to work."
I have fly fished many times in northern NM, and it has always felt like a third world country to me. Like third world countries, yes there is wealth, but the vast majority are living hand-to-mouth. It is a completely different mindset and culture.
I recall once when we were traveling to Valle Vidal in northern NM to camp and fly fish, and stopped in Questa NM to gather some groceries. We found a small market in Questa at right around dusk, but most of their lighting fixtures did not work, so we had to use our flashlight to walk the aisles and gather some things. And the shelves weren't fully stocked. There were a few odd boxes of cereal and you literally just picked up what they had. I felt like I was deep in rural Mexico.
As for Angel Fire, it is popular but I'm not a big fan of it. There are only small lakes there to fish - no rivers - and they often don't have sufficient snow for skiing.
