The TLDR version of that web page and other related web pages is that, in Arizona, if you start a foreclosure action against a homeowner who has equity of more than $2,500 in his house using a tax lien certificate, the "defendant" can ask for excess proceeds during the foreclosure action.

Make a list of EVERYTHING you want the broker to do or not do: MLS, staging, photos, web site, preparing teaser descriptions, selecting comps., giving you market guidance, open houses, vetting potential buyers who don't have and don't want representation, contract negotiation, managing/scheduling/attending inspections and surveys, fielding bank requests for information, making sure government paperwork is done, you imagine and write it down and you'll still miss some stuff, but that's okay.

I have a client that owns a few properties off Web Gin House and they stay rented to long term tenants due to the schools.I'd be very selective and conservative on your numbers going into Decatur / Smyrna / Marietta for a 3/2 LTR - lots of rentals in these areas and can be tough to lease up.
