It's better to confront the issue in advance than spend the money and hope the seller will either A-adjust the price B- provide a repair credit or C-fix the items prior to close.

@Ryan H I suspected you may have had that conversation with them, whether you decide to have them stay or go I think you are on the right track by laying out the issue and working a solution rather then getting really confrontational.
