If the roofer walked the roof to check for soft spots and inspect chimney toppers, flashing, looked into attic, etc. then estimate will likely be closer to accurate.A roofer needs to have insurance and also any required permits to do the job.

Don't chase online or TV rates as they are all VERY BEST CASE and there is a reason they have that un-readable disclaimer paragraph that flashes at the bottom of the screen 2.

@John Bannister it is leaking from the framing above the windows so I suspect it is something with the window flashing or gutters.

If it has established shade trees, a swamp cooler or split system and isn't in a low point where the flash floods go, even better.
