If you want leverage, you'll probably need to review the leases, look for violations (people living there who aren't listed, pets, etc) and then go to them with the pitch that you'll update the lease so they can keep doing what they want to do, but it's at market rate, or you'll enforce the lease as drawn up, and they'll be looking at a $77 increase.Another option is cash for keys.Another option would be that you can serve a no-fault eviction if you need to do repairs/renovations (look up SB 608 and make sure it applies).

This is a personal preference thing, based on an extensive amount of people I've encountered in my life, to 99% of the people out there, pay off the mortgage is the way to go if they can. 99% of the people in the world would be beyond content with financial freedom: meaning, in general purchase whatever you want (minus mega mansion and private jets), go wherever you want to go, send your kids to whatever school they want to go, and last a life time.

But people inherently are greedy and they want some free lunch.. then they get buyers remorse and blame everyone else ... there is a certain amount of that going on as well.I have also attended Armando's mega 4 day event in LA.. there is a lot of real information imparted on the participants.. and very detailed info.. is it worth 40k maybe to some but maybe not to others..

I'll let her answer but she mentioned meter so I took it as water.Look up HDPE water pressure pipe.In my everyday life we are typically dealing with much larger lines so I'd use C-900 with ductile fittings or even an entire ductile MJ mega-lug system.
