HOA are crazy out of control with their power and are infested with all the "Karens and Ken's" that walk the face of the earth and want to control everybody else lives. 

Beware of bedbugs getting on your clothes and you transferring them back to your own home- if you wear a haz mat type suit the renters will feel like something is wrong and feel very uncomfortable- but in some heavily infested situations it might be called for.

In the latest group we took over, existing tenants were traumatized by a recent bed-bug infestation (thank goodness the treatment appears to have been successful).

I know in Connecticut if the apartments are bug infested the tenants can all the health department and we will get fined. 

There is also mice and roaches infestation, but that’s separate problems.

I have them under contract but the termite inspection turned up infestation in both so I'm trying to figure out where to go from here.

During demo we found a tremendous amount of additional damage and a very active infestation.

If an infestation occurs, we, or the tenant take care of it depending on the lease. 

It would be wise to have a pest control company inspect the structure to determine whether it needs remediation for an active infestation which should be ~ $10/sq. ft. but the inspections are normally free.
