The amount of times I see “high cash flowing property” or “cash cow” in the destruction when the rents can’t even cover the PITI is stunning.

property tax's are so low compared to other markets that the net cash flow is stunningly close espeically like a place like Texas were you tax's would be 3X higher per door. 

I'm not trying to time the market.Where did you get "sticking said family member" when I mentioned renting the place back from said family member, giving them all the tax benefits of depreciation, and a rock solid tenant in myself with $120k in cash to pull through the downturn.Where did you get "unethical" or "fraud" when I mentioned selling a property I own to someone I know, having them occupy for a year under the terms of the FHA loan legally, and then renting it back from them.If you're going to argue with me at least do me the courtesy of not putting words in my mouth.

I was more than a little stunned when the sheriff attended the next neighborhood watch,  and announced that since he had threatened to kill me,  he could be shot on sight.  

Buffett is generally sitting on cash while waiting rather than worrying about rushing the cash into something which is not a stunningly good deal.If you already created wealth or have all the wealth you need, focus on high quality assets which will weather the test of time.

It is stunning me how hot our local market is right, at least for the listed offerings.

The 100k will help me do things faster without worrying about destitution and homelessness, but won't do me much good until I actually learn to do stuff, so its main function is getting me into my own place and sitting around for potential expenses, while I learn to actually bring in amounts of money that would make that 100k trivial.
