As you mentioned inexperience/new Realtors will not understand the steps and designs.You need to identify and work with an ON-FIRE Agent.

Given your location, inexperience in construction and the cost of renovations as well as real estate right now (both are way up) selling it AS-IS with no repairs is likely the best course of action. 

Neither inexperience, poor research or greed are valid excuses to change an advertised price.

Hey all, I am a new-ish investor who's completed a couple of relatively low repair cost flips.Because of my relative inexperience to the industry wondering if someone here (or someone recommended) could assist me in estimating the costs of repairs on a house I am looking to purchase and flip?

This is often times just inexperience, and not intentionally trying to give someone a bad deal.That being said, there are a few decent wholesalers in every market.

So being inexperience, I would love to find a mentor/coach that is willing to work with me being new, but I also have a lot of motivation and want to succeed amd learn.

Any discrepancy of value in this instance isn't the appraiser's fault (and believe me, there are plenty of instances where appraisers are at fault), but inexperience and probably putting gold teeth in a dead horse.All of those items listed previously are nice and MAY make the house sell faster, but to think they're worth 90K is way off base. 

IMO they use pressure sales tactics to get inexperience people to buy relatively overvalued properties.
