@Harry Law Most PMC software will do this - if the user sets it up correctly.So, that leaves your target market as DIY landlords, which is the majority anyways.Your challenge is that DIY landlords are notoriously CHEAP!

Similar to what Don said above, we spend the majority of our time, and the reinvestment of our capital into the company into ensuring we have clear communications, easily accessible and real time data, friendly user-interface, and most importantly integrity and clear fund/deal structures so that there is never any confusion.

While I understand that investing in marketing can increase deal flow and volume, I believe beginners should be able to start with smaller, low-risk (low hanging fruit) deals to gain initial experience without spending a thousands ($2,000+) each month in the beginning (on top of coaching).I also see lots of positive reviews on the internet about land flipping and wholesaling, however I'm curious if these people are actually calculating the marketing spend correctly and if the deals they're doing are actually profitable when taking that into consideration?

I have not because I don't usually have internet on site, but now I have an apartment building to manage, and potentially the scale makes it make sense to have internet for such a large building for locks/exterior cameras/monitoring, and with cell phone companies now providing internet, internet may be cheaper.
