I have made the decision to attempt to buy 1 multifamily cashflow property per year for four years and trade up to a place I can afford to live in Astoria (or Sunnyside, LIC, Woodside).I plan to use my NYC compensation from my career as a film/tv technician to buy in markets where my money will go a lot further, while continuing to rent in my relatively cheap 5th floor walk up.

Lastly, like any other close, make sure your financial documents are in order... you'll need copies of taxes, bank account history, investments, etc. gathering all of that information can ne a pain if you aren't organized.

In LA they are finding that there are a lot of artists, musicians, and film professionals here on short term assignment looking for affordable housing month to month. 

Plastic film is a quick band-aid that is cheap to use as well. 

I know the HGTV show, Good Bones, that is filmed in Indy does most of their deals with off market properties.
