There are condos for sale with similar square footage on the adjacent streets within 0.2-0.3 mile away for double the price and luxury high rises, high end gyms, restaurants, bars, and yoga studios, all within a few minutes walking.

You could see about becoming a licensed home inspector, which would put you into contact of buyers at the point of sale, you get paid 200-400 per inspection, and could also help you get business for rehabbing.I dont think you would want to do anything which could be contrued as real estate advice (ie comp analysis) for a fee because you could get slammed for practising real estate without a license.

As far as the use, because it is a good bit away from Chattanooga and Atlanta, eventually I was thinking of marketing to both cities as a small niche outdoor retreat/spa with a few fruit trees, campfire & yoga by the creek, bring in a masseuse/esthetician down the road etc.

I'll speak to the morning ritual........my morning routine is A1.....and has helped lead to my overall success........I'm up at 430......pray....meditation.....affirmation notebook and gratitude journaling......Journaling...... off to the gym....I actually have a night routine that I just started as well.......yoga then 25 mins of reading a physical book......
