Outside of the inherent challenge of managing heroin addicts (by definition some of the most manipulative and difficult personalities on the planet, especially when it come to money), the business can be quite good.  

If they are manipulating the numbers or adding charges that were not fully disclosed and agreed to in the PM Agreement, then I would demand they stop.

One last time. lying about what you’re doing. manipulating numbers.

They will feel like you tricked them and manipulated them into opening the letter. this does the opposite of building rapport, you are pissing them off.

Their temp housing was already covered by you not charging rent.

There are a few temp fixes that still range in the $5000 range. 2. now add the furnace, garage door (not opener, but actual door mechanisms), front door that all will need to be replaced in next few years. 3. the gutters that need replaced now (ours are too small and its causing major overflow), and the flooring that needs replaced prior to renting it out. 

Also, if these numbers are accurate that flip profit looks really temping.

The tenants know the mini split is their best bet for controlling temp on their side, but they do not want to not pay for the energy to run it and would prefer the gas gets used (gas is included in their lease.) 

Fine if people (not me) want to drive them in town, but we have issues from time to time with the electric grid keeping up in extreme temps, I can't imagine if we had a bunch of people also trying to charge their EVs.We've had a shortage of cars (I use that term to refer to any vehicle) and only now are some dealerships getting inventory of new cars.
