What helped me was setting up online rent collection through platforms like Avail, Buildium, or even just Zelle/ACH so payments go straight into my account without mailing checks.

My options for replacement are 1) buy from store, have delivered, and pay store to install new one and haul out old one, or 2) buy from store and have delivered and hire independent appliance person to install and haul.
