Dallas, Austin, and Phoenix are at the epicenter of the oversupply of multifamily deliveries (which impacts SFR). 

My personal preference is old style coil tops, because the renters tend to ruin smooth tops with their cheap pots, but I'd do a cheap smooth top before gas.

Be careful with cheap properties,  and the alure of the returns.

On another note, on a small scale, Best Buy third party installers are hitting people for permit feels on point of delivery.

I've noticed prices are relatively cheap entry points and looks to have moderate to great cash clow on properties.
