I used to run over myself for every little thing, which ate up weekends and evenings.If I could do it over, I’d find a good cleaner I trust, a handyman who can fix things without me there, and set up a good guidebook for guests so they don’t call me for every tiny question.

For instance in my case I’m in a more rural market where demand has plummeted but also supply hasn’t really ticked up so if any demand come back it will go quick and my holding costs are reasonable so I’m keeping it, but I’ve also been in situations where they holding costs were prohibitive enough I ate a 50k loss.

That being said, I seem to be doing better than most.I had a couple large ticket items to fix last year that really ate into my profits, but I still ended up positive and with a great retreat from the city that pays for itself.
