The contractor had large change orders that ate up all the profit and we split 50/50 of $0 profit, and he made his profit on the rehab. 

Got into 4 projects right away, GCs screwed her, holding costs, overages, ate her money up. 

I have had a few repairs that ate up a months cashflow here or there.

But I do hear a ting of passion in that early part of it all.

I used to run over myself for every little thing, which ate up weekends and evenings.If I could do it over, I’d find a good cleaner I trust, a handyman who can fix things without me there, and set up a good guidebook for guests so they don’t call me for every tiny question.

For instance in my case I’m in a more rural market where demand has plummeted but also supply hasn’t really ticked up so if any demand come back it will go quick and my holding costs are reasonable so I’m keeping it, but I’ve also been in situations where they holding costs were prohibitive enough I ate a 50k loss. 

While these deals were successful, I realized that the cost of using hard money significantly ate into my profits.

It's crazy.I was there this week.There was ONE overnight camper in Cosby campground last night, though the park ranger was expecting 20 campers tonight (still not many).I ate breakfast at the Pancake Pantry in Gatlinburg at 9am today with no wait.

I probably ate 3-4 cheese steaks a week from Kirk and always make a pilgrimage there when I'm in the area.  

That being said, I seem to be doing better than most.I had a couple large ticket items to fix last year that really ate into my profits, but I still ended up positive and with a great retreat from the city that pays for itself.
