Yes, transactional funding is real and it’s still used, mostly in situations where assignments aren’t allowed or when the seller or end buyer doesn’t want the other party to see what you’re making.

The next step is really just building out the acquisition + financing side: • Evaluating deals (running ARV, rehab costs, and rent comps) • Financing (bridge or fix & flip loan up front, then refi into a DSCR or rental loan on the back end) • Networking with local investors who are already running BRRRRs On my side, I work with investors to fund both ends of the BRRRR: short-term acquisition/rehab loans and the long-term take-out refinance.
