I have not hired a property management company and probably won't until I have enough units and solid process to hire a w2 manager that reports to my company.

Over time, you'll find ebb & flow between sources, but you MUST maintain the 3-5 at all times as it's difficult to predict which ones will work, when.BTW: be careful of hiring companies to drive leads.

Hey @Joel Matthews, I’ve seen a few investors do sub-to deals in Philly, and they can definitely work if you’re careful.

I have had major issues with several loan servicing companies and don't mind naming them here: Shellpoint/ Newrez (terrible!)

As you can see from my bio, I own both a mortgage company and an investment company.

Vet them better if possible.Be very careful of a lease that puts the maintenance burden on a tenant.

A potential section 8 tenant applied today who is unemployed, with $5K in collections from various companies and a 580 credit score. 

I find nobody looks after my investments or cares as much as me, so that is who I have hired to manage :)

Class C tenants don’t seem to care as much due to such a lower cost.
