In Bryson City you have a popular tourist train (GSMR), one of the largest casino's in the Southeast, the Nantahala Outdoor Center, the second largest lake in NC, and some of the most notorious fly fishing rivers in the US. 

Shiny new markets feel like opportunity, but they are casinos if you do not understand the tenants, housing stock, and politics.

Case by case.Mixed or multifamily is usually up to 90%, rates starting 2.75%.The preferences are to construction, luxury properties, hotels/resorts/casinos, but again, it's construction or NNN for up to 100%, whereas the rest is 75-90%/

Is it the combination of casinos and the college that makes short term work there? 

The casinos(Mohegan and Foxwoods) have strong employment for now which offers good tenant pool(most of the time).

The casinos may be required to invest in the community or do funding. 

Then there were his casinos that went bankrupt and how he burned a lot of his business partners and contractors that never got paid, the list goes on and on if you look into his shady past. 

At least when I walk into a casino, I expect them to look for ways to take my money.

It reminds of the people who go into the casino, and melt down at the table when bust on there last $ and start screaming at the dealer that they "should have" won that hand, gotten so-n-so's card blah-blah-blah....     

There is a Casino in Carterville that is bringing in live entertainment that us seniors enjoy.
