One of the things that sucks in real estate in general is the crappy companies usually charge the same as the good companies.

I just looked into this company closely, and I would say tread cautiously. 

In other words those 7 companies will go from shining stars to commodity companies in a decade.  

I have not hired a property management company and probably won't until I have enough units and solid process to hire a w2 manager that reports to my company.

To find a good title company ask some seasoned and successful investors...not the sloppy investors who are cool with the sloppy title companies.  

They seem like a rock solid company.

100%, that is for sure an option that always exists but I am mainly discussing on market/MLS properties but at the same time, with more inventory and slower market, even the off market/verified lists take longer to sell which gives investors that extra time to get this research done correctly. 

Here's the deal, new home builders have lots of inventory, sure they want to sell to owner occupants that are going to live there and get regular owner occupant mortgages like conventional, FHA and VA.
