We're also prohibited from sending you a private message, although some people will choose to break this rule and contact you anyway.

I would suggest finding and teaming up with a local real estate agent who deals with investment properties so you can work with a licensed person and stay out of the state's crosshairs.With that being said, I'm a buyer in the OKC and Tulsa markets and have a few contacts up there.

In addition, some people are very sensitive of smoke odors and the odor could result in a bad review.if you do not have a deposit, contact the OTA and see what they are willing to do to assist with your remediation costs.  

I know the listing agent and could contact her to maybe say something like if your buyers change their mind about financing part of a deal please let me know.

I want to do my first flip but need to wholesaler contacts. 

Contacting the property manager in Texas, they are willing to discuss creative financing.
