This will let more knowledgeable Americans, even if they aren’t wealthy, participate in private market investments such as pre-IPO, venture capital, hedge funds, or private real estate. that will be a cluster F  in a big way unleash those that cant afford to lose money on the most risky investments and the slickest talking promotors what could possibly go wrong

I’m an expat investor, just starting out, based in Brazil (American originally), and I’m trying to structure my portfolio in a way that makes sense given my tax situation.

Also stick to American brands, because parts are cheaper, available everywhere, and cross-fit a lot of brands and can often be had secondary for less. 

Because the topic was about Americans buying overseas, I thought that’s what you meant when you mentioned foreign buyers. 

Not many young Americans see college as much of a gold ticket that their Gen X and Boomer parents told them. 

Especially if you get burners that ignite when you use them instead of old fashioned ones that are on constantly.

For larger properties, something like a CMBS loan might be an option to consider.A lot of foreign investors I've spoken to have partnered with American nationals or permanent residents, which does make it easier, but going solo should be totally possible (just likely a reduced lender pool, possibly less favorable terms).

Then the housing market will crash,  all of the home owners will lose equity, the government will bail out the banks and that will be paid for by the American taxpayers
