means deeding it back to the lender if they will accept it.. easier said than done they may want you to sign a prom note for any loss they could incure.. the thing to do is get the best cash offer you can then ask bank to do short sale if you dont have enough cash or equity to sell .

Generally there is consensus that DSCR Lenders can only offer a 1% prepayment penalty for up to 3 years in MI, but some lenders have recently reportedly been flaunting this rule - I would just tread carefully here in this area, generally not advisable to get potentially tangled up in a flawed legal doc with a non-sophisticated or fly by night lender

I have done it many times.. this is nice if your borrower actually has money .. because there is little to no defense from a unsecured Prom note.. you borrowed the money you owe it.. now it can be wiped out in Bankruptcy but if you think the borrower is a BK chance you don't lend to them in the first place

I guess I am just one of those basic lender types.put money out get a mortgage or deed of trust prom note.. lenders title policy and named additionally insured on the hazard insurance.I think your talking about an investment scheme.. :) of some sorts..
