BUTTTT there is sooooo mcuh garbage out there that you'll have to sift through to find the gold and then you have to learn it, put it in proper order, THENNNN take action.

We’ve had tenants and random people dumping garbage there, filling them up quickly, and leaving trash piled around them.We’re planning to install a fenced enclosure with a keypad to secure access, but before we do, I wanted to reach out to see if anyone has any pro tips or secrets of the trade for keeping unauthorized people from using your dumpsters.Appreciate any advice you can share!

But many other reasons although very rare can happen:- Manager not answering call- Conflicting reports between manager and tenants or contractor- Some localities require landlord to personally appear for summons like summons for leaving debris outside, garbage tickets (it's radicicolous but some local laws require it, although there are ways to avoid it)- Manager decides to exit market, gives you 60 days notice and you can't find manager within 60 days.- Many more....Also I think it's just good practice to visit your properties once in a while like this the manager knows you are on top of things.
