Student housing can be very lucrative, but it's also a hands-on clientele, so be ready to pay some "tuition" during the learning curve. 

I've done 2 multifamily 203k's personally, and have helped 100's of others over the last decade do 203ks or homestyle reno loans for their house hacks.

Albany and surrounding areas are great for student housing.

That means in 2011 or so (I think that's your earliest data on the chart) there was about a 3.5% annual churn in house sales, whereas right now you're looking at a 3% annual churn.
