MLS you can have a good agent or hunt yourself but it's easier to start analyzing. 

Show up to a local meetup, tell people exactly what you’re hunting, and ask to tag along on two inspections.

Tighten operations on the duplex to raise NOI, then explore a refi when seasoning allows; if the equity’s thin, hunt a light value‑add rental in a cash‑flow market and use private money or seller financing to bridge the down and rehab, then refinance to pay them back.

I started browsing redfin and zillow for listings to try to get some ideas but really don't know what to be on the hunt for.
