There are a few builders in the area building duplexes on the north side.

It cost around $50 a day to kennel a pet so I think $100 is fair for a 2 or 3 day visit. 

I own a working class area building also and it cashflows high on paper but has so much more expensive turnover, etc. that it really doesn't cashflow like you think upfront so going to random out of state markets where numbers look good on paper probably isn't the cashflow solution. 

Call lenders in your area, build your own list and take notes of their criteria.

We currently charge $80 per dog per stay but that's based on several factors (such as our average stay is 3 nights and I'm aware of what kennels in our area charge per day on average and like to be under that).

I’d suggest networking with other investors on BiggerPockets, attending local meetups, and reaching out to agents or property managers who know the area.

Even if you don’t have a personal connection to the area, building a reliable team on the ground is what really makes it work.
