This is the best style of leadership, been there and done the type of thing you want other people to do (at least to have an awareness of it, or when you are starting out).

That starts with leadership at that company you select to protect your investment.

Stay leveraged--we are likely to see high inflation due to the money printer being used to placate the masses with government programs.Finally, NYC always comes back, it might take 20 years and probably new leadership, but it will always come back, so if you can find a good deal there, take it.

Pay close attention to track record, years of experience across leadership team, the markets they invest in and whether or not they have a history of capital calls or pausing distributions. 

The leadership of Realty Shares, also highly marketed on BP, followed a similar approach a few years ago leaving their investors out in the cold and with significant losses.
