.: I have had several major, unforgivable issues with both rocket and UWM (missing contract deadlines, asking for a bunch of amends, terrible communication, underwriting dept. doesn’t seem to be in the same universe with origination dept., delaying closing, jeopardizing the buyer’s earnest money, losing the property for the buyer by not performing on their end, dangling a low rate then baiting and switching/ hidden fees, basically terrible customer service all around and over-promising then under-delivering).

None of the online tools know about the interior condition or upgrades.Yes, use Redfin, Realtor and Zillow, but look at the photos of the sold properties and grade them on a scale of 1 (needs major overhaul, including plumbing, heating, electrical, septic) to 10 (just rehabbed to a high standard and needs nothing done) and use that rating to adjust your comps.

My wife and I absolutely love Hawaii (although we are from GA (-: ) and think that -- now that Oahu, Maui, and Kauai are essentially maxed out or unaffordable for the vast majority -- people will be flocking to the Big Island in the near and distant future.
