Actually have an investor client selling a rental property in Clearwater that is newly renovated 10 mins from the beach.

Home prices have shot up so much over the past few years, but rents have not kept up. 

Longer min for peak season, holidays and special events.

Trying to assess the best strategy on what people are typically doing whether its 2-4 night min stays during off-peak with lower occ or is it typically MTR / 28+ day stays until summer?

Those areas are still very affordable and are about 20-25 mins from Downtown Atlanta.The other suggestion would be to reach out to realtors in the Atlanta area that focus on investors.
